Principal Objective of Position:
The Senior Leasing and Marketing Associate is responsible for assisting the management staff with all leasing and marketing efforts and acts as the lead for the leasing staff at the property.

•Maintain an accurate and in-depth knowledge of all aspects of the market and community, particularly areas such as pricing, floor plans, amenities, availability, lease terms and fees.
•Create, in conjunction with the General Manager and corporate team, a successful marketing and outreach plan and completeoutreach responsibilities appropriately.
•Takes lead on implementation of Social Media campaigns.
•Leads the leasing team in an effort to meet or exceed leasing and traffic goals as set forth by the leasing and marketing team.
•Assists with training the leasing team on all aspects of leasing including, but not limited to sales techniques, overcoming objections, conducting tours, closing traffic, accurate traffic entry and professional follow-up,
•Ensures the leasing team has the proper materials and supplies needed to meet the leasing goals.
•Shops competitors on a regular basis and ensure that results are documented appropriately.
•Assists with managing the leasing information system and ensures timely and effective follow-up.
•Recommends, with input from General Manager, leasing related specials, advertising and outreach opportunities appropriate to the market.
•Greets prospective residents, determines needs and preferences and presents the property outlining features and benefits in a professional manner.
•Answers and provides customer service to prospective new residents and current residents.
•Develops, reviews and monitors leasing strategies on an on-going basis.
•Completes guest information and confirms compliance in property management software.
•Assists with application verification and confirms notification of results in a timely manner to prospective residents.
•Responsible for timely input of all Zendesk requests as directed by the leasing and marketing team. (this should be left in so that this position learns how to complete these)
•Assists the General Manager with the development of the annual marketing budget and tracking expenses to ensure that the property spends within the limit of their budget.
•Leads the development of on-going relationships with area businesses and university contacts.
•Leads the development and execution of resident events.
•Understands and complies with Fair Housing laws and standards.
◦Inspects property when on grounds, picks up litter and reports any service needs to maintenance staff for the purpose of maintaining curb appeal.
◦Accepts rents and deposits as necessary.
◦Assists General Manager with preparation of daily reports and resident communications.
Education and Experience Required:
◦Minimum 1 year work experience in customer service/sales/marketing positions.
◦Must have valid driver’s license
Knowledge, Skills, and Abilities Required:
◦Knowledge of Microsoft Suite.
◦Knowledge of social media, Google Analytics and email marketing techniques.
◦Ability to easily and effectively engage in conversation with off-site prospects
◦Ability to effectively manage competing and conflicting demands on time
◦Strong problem solving skills
◦Ability to work extended hours on occasion and when necessary to complete assigned tasks
